TECHNICAL DESCRIPTION (LIST OF PARTIAL FINISHING WORKS)
Foundation
The structure of the foundation shall consist of monolithic armed concrete: drilled poles.
Structures of the underground car parking lot
The external walls of the underground car parking lot shall be made of monolithic armed concrete. The columns, walls of the stair landing, elevator shafts – of monolithic armed concrete, laps – hollow, prefab, made of armed concrete, with monolithic inserts.
External walls
Monolithic armed concrete, thickness: 200/220 mm, and porous concrete masonry – 250 mm, thermally insulated with Neopor. External surface of the walls shall be plastered and painted. Internal surface of external walls shall be concrete, without any plastering and finishing. This structure shall comply with the requirements applicable to class A energy performance of buildings.
Internal walls and partitions
The walls between the apartments shall be made of monolithic armed concrete, thickness: 220 mm, or three-layer masonry with a mineral wool insert, thickness: 320 mm.
The partitions between the rooms and hygiene premises of an apartment shall be made of porous concrete blocks, thickness: 100 mm. The surfaces of these partitions shall not be plastered, daubed or painted in the hygiene premises and are plastered but not daubed or painted in the rooms.
The partitions between the rooms of an apartment shall be made of drywall, thickness: 100 mm (a 50 mm frame made of galvanized metal profiles, filled with sound-insulating rock wool and covered with a double layer of drywall boards on both sides). The joints between drywall boards shall not be covered up, the surface is not daubed or painted.
Laps and ceiling
The laps shall be made of hollow prefab armed concrete slabs with monolithic inserts. The ceiling shall not be daubed and no finishing is applied to it.
Roof
The roof shall be flat non-usable and usable, thermally insulated. The roofing shall be roll roofing.
Windows and windowsills
The windows shall be wooden with a three-pane unit. The external windowsills shall be made of tin; internal windowsills shall not be installed.
Doors
The entrance door of the apartment shall be a multi-layer security door with a steam-insulating filler and a two-lock system. The door shall be equipped with a peephole. Internal doors shall not be installed in the apartment.
Floor
A levelling concrete layer shall be constructed on a sound-insulating slap across the whole area of the apartment. Flooring shall not be installed on the concrete layer.
Balconies / terraces
The floors of the balconies shall be a prefab concrete slab. External finishing of the slab: natural concrete without any additional hydro insulation and flooring. Railings shall be installed. The terraces on the ground floor shall be fenced, lawn shall be sowed and paving blocks shall be laid as stipulated in the design; flooring of wooden boards with enclosures shall be constructed in the roof terraces.
Heating
A central collector heating system (city networks). White bottom-connected steel radiators with thermal regulators shall be installed. Floor heating shall not be installed. The pipes for the heating of the bathrooms of the apartment shall be connected from the central heating system to the heating device which will operate as a part of the heating system of the apartment in winder and an electrical heating element will be used in summer. A heat accounting system shall be installed.
The underground car parking lot and the bicycle storages and technical premises located there shall not be heated.
Ventilation
A common recuperation ventilation system shall be installed. The recuperator shall be installed in the underground car parking lot. Fresh air shall be supplied to the residential rooms and bedrooms of the apartments and shall be extracted from the kitchens, WC and shower rooms. Air extraction ducts connected to range hoods shall be installed in the apartments. The horizontal ducts located in the premises shall not be covered.
The smoke removal and carbon dioxide (CO) extraction systems shall be installed in the underground car parking lot.
Air conditioning
A cooling system of the premises is designed in the house. The places for installation of the cooling device (air conditioner) on the roof and in the underground car parking lot are stipulated in the design. The constructor shall install the pipelines between the external and internal units; the device itself shall not be installed. The buyer shall install the devices as needed.
Water supply
Connected to the principal networks of the city. Cold and hot water supply mounts shall be installed in the house. The pipes shall be laid to the hygiene installations and kitchen appliances stipulated in the design and finished with blind ends. Cold and hot water meters of the apartment shall be installed. No plumbing shall be installed.
Wastewater
Domestic wastewater mounts shall be installed. The pipes with blind ends shall be laid to the hygiene installations and kitchen appliances stipulated in the design.
Electricity
Accounting of electricity of the common rooms and apartments stipulated in the design shall be installed. An intermediate switchboard equipped with automatic switches shall be installed inside the apartment and electrical voltage shall be connected. Copper-thread power cables shall be laid in the apartment, sub-plaster distribution and installation boxes shall be installed. The sockets, switches and lamps shall not be installed. A lamp shall be installed in the balconies.
Weak currents
A weak-current network (television, telephone) switch box shall be installed on each floor, in the stair landing. PVC installation pipes shall be laid from it to the apartment; a weak-current cable distribution box shall be installed in the apartment. The pipes for laying telephone and cable television cables shall be installed from the switch box in the stair landing to the distribution box in the apartment. Copper-thread communication cables shall be laid and sub-plaster distribution and installation boxes shall be installed in the apartment. The telephone, television and internet sockets shall not be installed. Fire sensors shall be installed in line with the requirements of the design. A door entry phone system shall be installed.
Video surveillance system
The possibility to install a video surveillance system shall be provided for in the house.
Lightning protection
An active lighting conductor connected to the earthing system shall be installed for lighting protection.
COMMONLY USED PREMISES
Stair landings, halls
The stair landings shall be made of prefab armed concrete products (flights of stairs). The railings shall be wooden; the walls and ceiling shall be daubed and painted. The entrance door of the stair landing of the house shall consist of an aluminum frame with a galls unit; a door entry phone shall be installed. Suspended ceiling shall be installed in the halls and corridors; the floor shall be coated with epoxy resin. LED lights controlled by movement sensors and heating devices (radiators with integrated thermostatic valves and thermostatic heads) shall be installed.
Elevators
Two elevators shall be installed in the building.
Improvement of environment
Children’s playgrounds and benches shall be constructed. Coverings, pavements, landscaping and other elements of improving of environment shall be installed in accordance with the design of the plan of the land plot.
Underground car parking lot
The columns, walls and ceiling shall be concrete and shall not be plastered, daubed or painted. The floor shall be a layer of concrete. Parking spots shall be marked as per design.
Entrance to the closed underground car parking lot through a lifted gate with an automatic gear.
Bicycle storages
Installed on the ground floor, near the entrance to the stair landing of the house.
